A sale by traditional auction (unconditional) will enable you to sell the property within 4 weeks from instruction to exchange. You will have a reserve price, which is the minimum price the property would sell for, and this will not inhibit a higher figure being achieved in a truly competitive environment. Contracts are exchanged at the auction and the buyer will provide 10% non-refundable deposit.
A sale by modern method auction (conditional) is more secure than a private treaty sale and works in a similar way to our traditional auction. The buyer will pay a reservation deposit of £6,000 and signs a Reservation Agreement to get to exchange of contracts within 8 weeks of the auction or acceptable offer, and completion 2 weeks later.
